where to stay (or not) in Garden District

My husband, 2-1/2 year old son, and I are planning an eating trip to NO in April, and would like to stay in the Garden District, but can't decide where to stay or even if I should give it up and stay elsewhere. I have a reservation at the Avenue Plaza, but I've read a frightening number of bad reviews of it online (at Fodor's or Frommer's and elsewhere). Once, I stayed at the art deco monstrosity down the street from the Avenue Plaza (can't remember the name), and it was pretty terrible. I stayed at the Prytania Park once, but that's not really in the Garden District. I have first-hand reports that the Ponchartrain isn't any good. I can't stay at a B&B -- because of my son, I'd really like to have a pool. (Which the Avenue Plaza apparently has.) Does anyone have any suggestions? Should I give up on the Garden District and stay at one of the "suite" hotels in the CBD?
