Anything good on Atlantic btw'n Flatbush and the water?

Reading the lengthy thread about the new Chip Shop in BoCoCa (sorry, I had to use that awful term, just to get under someone's skin. ; )), I was wondering if there are ANY good places in that general vicinity. The stretch of Atlantic from the intersection of Flatbush, in the east, extending through the Boerum Hill antique zone to the southern border of Brooklyn Heights, in the west (by the water), seems to have a broad range of mediocrity. Why is that? Are there any hidden gems?

Brawta Cafè is good not great. The Brooklyn Grill opened and closed within a couple of years. There was a decent Moroccan joint somewhere by the corner of Court, don't know if it's still around. Brooklyn Diner sucks big ass. There are a couple of overpriced places closer to the water. The Tex-Mex/Mexicali (make up your mind -- is it Tex or Cali?!!?!) place is a bona fide disaster. The exception just may be the Soul Food place, also near Court, which I hear is delicious.

So what's the deal here? Why can't a good restaurant thrive on this stretch of Atlantic? Are there any really good places there that I'm overlooking?
