Why does tea at sushi bars and Chinese restaurants taste better than home brewed?

Why is it that whenever I attempt to duplicate Asian restaurant tea , either Japanese or Chinese-at home, it never tastes right?
I've tried a variety of loose black and green teas from Asian markets with totally underwhelming results so far.
Any suggestions?
