Looking to rent a private home for a 100-150 people wedding. Northern New England.

We got engaged a couple of months ago and have been searching and searching and visiting and searching for a venue to host our wedding for summer of 2016. We saw some decent venues with little value for 30k. Our budget is about $1,000 per month and we'll have an add'l 10k around June to add to the mix. We would love to just rent a private home near a lake, the ocean or even on a piece of flat land with a cute water fixture for the ceremony. The ideal theme would be tasteful bbq food, a tent incase of rain, kegs, buckets of sodas and specialty beer, and an ice cream bar. Maybe 1-2 servers and 2 people grilling. Main concern is renting a home that allows a party of this volume on their property. I would appreciate any help. You all are my last hope!
