SD: New restaurants on Convoy

Noticed that there have been a couple new places that have opened on Convoy and haven't heard any mention of them yet. Was wondering if anyone has gone and what they thought of it:

1. Looks like the Clairemont Mesa location of Luong Hy Ky finally folded (which is too bad because I actually enjoyed their noodle soup). But I figured it was bound to happen sooner or later since the place is always dead every time I go there, despite the recent remodeling that they did. In it's place now is a restaurant called "Phat" which on their sign seemed to specialize in some kind of chicken. I was across the street so I didn't stop by to take a close look.

2. In the strip mall where Tapioca Express/Crab Hut/O'Briens is there is a new crepe place on the corner where the photo booth shop used to be. Looked to be pretty busy when I walked by. Also in the same strip mall there is a newish Shabu Shabu place. Now parking there is even more ridiculous in the evening considering that practically every shop in that strip mall is a restaurant now.

3. As a side note Tea Garden has pretty good Taiwanese style food. The shaved ice is a nice summer treat, especially with the weather as hot as it is. The tea is pretty mediocre though.
