What would you kill to have in your neighborhood?

The post on Blair's below got me to thinking -- I don't want to complain about somebody's effort to bring in a new upscale restaurant. I'm sure it will be great for the once or twice a year I go to this type of place. But what kind of places would you love to have in your neighborhood where you would eat all the time?
In Silver Lake or the vicinity, I'd love to have, as Rich mentioned, a Noodle World, or some kind of interesting inexpensive pan-Asian kind of place with great strong flavors.
I'd love a really good Chinese place. Maybe a branch of Chun King.
I'd love a Mexican place with good margaritas, of course, but also really good food, or at least on the level of Alegria or Loteria, and a fun atmosphere.
I'd love a branch of Zankou even closer.
I'd love a casual place to get great microbrew beers, good wines by the glass, maybe woodfired pizza, maybe great burgers, maybe tapas or charcuterie and cheese in a cozy atmosphere with a patio where you could go just for drinks or for snacks or for a whole meal, open late.
