Seems like there have been several hole in the wall Asian spots with a small number of seats. Pretty much discovered them all through either Yelp or the Chowhound threads...some of my thoughts so far. These three below are all in easy walking distance.

Noren makes good okonomiyaki $9 and takoyaki $7. The okonomiyaki can have shittake mushrooms or pork. Only tried the mushroom one but it was quite good an filling with a lot of sliced mushrooms and cabbage. Very classic take on it. The takoyaki is offered with several different flavors or maybe sauces is more accurate. I ended up getting the classic one. Also solid, price is okay for six of them. A few other small items like salads are available. I used to be a huge okonomiyaki & takoyaki fan but I seem to have gotten bored with them lately. But I would recommend this place.

Hao make good tasting pulled pork buns but the value to price ratio is poor for two small buns at $10.50 after tax. I think that's even slightly more than Satay Brothers. If they can adjust their pricing I think there's potential. There are other places where the buns are cheaper and in my opinion, tastier.

Sapa Dessert offer lots of nice tropical ice cream flavors. I don't really buy ice cream much so I can't say how fair the pricing compared to other ice cream parlors (just that i's obviously more expensive than buying a tub at the grocery store). You can get two scoops for less than $4.50 after tax and 3 scoops for a bit more than $5 if I remember correctly. I really like their yuzu, guava and raspberry+litchi flavors. I also tried pandan. Not sure what this is supposed to taste like because I only detected a bit of a nutty flavor and not much else.

Other places on my list to try: Maison de Mme Dumpling, Ca Phe Con Leche, Pandan Cremerie and Majesthe (at least the food).
