Chinatown up and coming?

With the recent explosion of high end condos and apt buildings in and around Chinatown. I'm thinking its an up and coming neighborhood with some revival in trendier foodie restaurants. Of course I think people will be walking to Southie and the South End for their foodie fix or hopping the train to cambridge but I figure with Whole Foods moving in, the start up roof top farm on the Boston Design Center roof, there will be a demand for the boutiquey places, artisanal what nots, high end coffee joints, etc. Chinatown is feeling the squeeze but I think they can capitalize on their cultural food backgrounds. Just afraid of starbucks explosion and chain restaurants
