Best place to eat lobsters within 1 hr. of Portland?

Recent to Portland and wondering where the best place to eat lobsters would be. Have found that they are pretty good in my kitchen, but that they make for a nasty mess! Besides, I want to get out before it gets too cold.

Here's the criteria: 1. Must be within one hour of Portland. 2. Needs ambiance like picnic tables, dirty floors, and low tide smell. 3. Must have a limited menu. No clam strips. I have my reasons. 4. Needs close proximity to the water, ideally will have a view. 5. Must cook a good lobster, which is not really a tough thing to do. 6. BYOB would be nice.

I hope someone can help. Shouldn't be too hard. And since I'm not asking about lobster rolls, you don't have to worry that I'll say there was too much mayo / butter / celery / or whatever on it.
